Overview

The Corporate Real Estate Manager - APAC is responsible for the project delivery of facilities capital improvements, new construction projects, and for lease portfolio management for Waters Corporation in the APAC region. This position is based in the APAC region and will report directly into the Director of Corporate Real Estate, based in the US, and will help to develop and execute upon the overall real estate strategic plan. This individual will oversee programmatic aspects of projects, drive/deliver workplace transformation and fit-out construction, manage financial impacts and ensure effective and efficient deliverables for all assigned projects. In partnership with internal key stakeholders worldwide, the Corporate Real Estate Manager - APAC will be a key global influencer to realize Waters innovation and growth objectives. Developing and maintaining relationships with senior management leaders is key to success in this role through successful strategy and proactive opportunity development.

Typical tasks of the position include, but are not limited to

  • Assist with corporate real estate portfolio strategy: Gather and translate business insights in support of long-term real estate strategies that leverage the power of our brand and to optimize the portfolio in support of overall business objectives and priorities
  • Collaboratively partner with senior management leaders in APAC region to align and support their business objectives. Be a thought leader and provide forward-thinking corporate real estate market intelligence.
  • Manage the APAC office and laboratory site selections, leasing, relocation, expansion, reduction and fit-outs. This includes design and specification oversight for office, laboratory, and warehouse spaces.
  • Provide management and direction with external real estate service providers, brokers and consultants in the APAC region. This includes partnering with Waters global service providers within the region.
  • Manage all fit out projects in the region in compliance within the company’s standards. Manage real estate capital and expense budget for APAC offices.
  • Manage office and laboratory relocations and provide ongoing facilities support to the APAC region.
  • Support corporate real estate team in the development and implementation of long-term real estate strategic plan worldwide, managing annual real estate business planning (OPEX and CAPEX) budget process and development of multi-year roadmap of projects and initiatives.
  • Work with the lease transaction manager on maintaining the lease administration database for the APAC region.
  • Overall responsibility for APAC real estate transaction management as an end-to-end process
  • Help drive end-to-end customer experiences through understanding of and support for different business units
  • Innovative and creative in the use of technologies and be able to approach real estate with a fresh perspective
  • Partner with global procurement to optimize vender management for Facilities and Real Estate in the APAC region.
  • Partner with the workplace strategies team on workplace design trends and development of standards by region
  • Partner with the environmental health and safety team to ensure we are in compliance with all local government regulations and that we are providing a safe and healthy work environment for all occupants within our space portfolio.

The successful candidate will have a combination of knowledge, skills, and experience that would include the following

  • Bachelor’s degree required
  • 7+ years of experience desired in commercial real estate either as a corporate leader or external service provider.
  • Must be able to speak fluent English, Mandarin also preferred (or other Asian languages)
  • Strong project management skills
  • Strong customer relationship management skills
  • High energy and enthusiasm to effectively manage in one of Waters fastest growing regions.
  • Advanced knowledge and experience in corporate interior design, engineering, or construction management function
  • Advanced experience in managing large complex project activities, coordinating deliverables and managing schedules
  • Travel - 25%-50% of the time
  • Ability to work with international teams, in different time zones
  • Experience in working with wide variety of complex operational and commercial challenges
  • Experience in project management for construction fit out projects
  • Proven ability to prioritize tasks and to initiate follow-through with meticulous attention to detail and high level of accuracy.
  • Knowledge of risk management with the ability to identify activities
  • Resolve and/or escalate issues in a professional and timely manner
