Job Description

Before Hotel operating, coordinate with the Construction team to supervise the construction quality and progress. To familiar with all layout and maintenance points of energy, buildings, electromechanical, weak current, predict the operation needs and provide some suggestions and ideas when necessary. After hotel opening, to carry out the responsibility for the maintenance and repair of the hotel building, grounds, and contents, for the efficient and safe operation of all plant room and equipment, to be on call for any problems which occur after normal working hours.

在筹备期间,配合营建本部、监督好工程质量和施工进度,熟悉整个酒店的能源、建筑、机电、弱电等的布局图和检修点位,根据预测运营需求,实时提出必要的建议和意见。开业后,维护保养酒店建筑,室外地面和设施设备,确保酒店机房和设备安全有效的运转,并在非工作时间随时能被找到解决出现的问题。

1. Ensures that effective control and productivity are maintained, whilst using every means to increase productivity and reduce costs. Periodically assists in reviewing the manning figures, keeping a balance between under and overstuffing so that all team members are fully occupied during their hours on duty, whilst preventing excessive use of overtime or contractors. Completes annual Personnel Performance Evaluations and salary recommendations.

2. Supervises the implementation of an effective Trouble Report system together with other day to day works of general maintenance and repair to ensure that the building, its contents and its surroundings are at all times in first-class condition throughout. Identifies and arranges for all work necessary to maintain this high standard whether mechanical, electrical or civil, to be completed in good time.

3. Draws up preventative maintenance schedules for every item of mechanical and electrical plant or equipment, including that of other departments such as Laundry, Kitchen, Swimming pool, etc. as well as major plant such as chillers, boilers, cooling towers, air handling units and fans, pumps, automatic control systems, etc.. Incorporates these schedules into the development of a comprehensive preventative maintenance scheme; directs and supervises the work of his assistants and his team and outside contractors in its continuous implementation.

4. Ensures that all items of plant and equipment are operated in a safe and efficient manner, during the periods required, in accordance with good Engineering practice. Closely monitors the effects of servicing and maintenance on their condition wherever possible by means of engineering log, instrument test readings and maintenance record sheet.

5. Arranges and negotiates prices for all manufacturers’ / agents’ service contracts in accordance with the requirements of the relevant policy. Coordinates and supervises the work of service contractors to ensure that the terms of all such contracts for major plant and systems designated as critical are fully implemented.

6. For all works involving outside contractors or consultants, draws up relevant specifications and assesses the quotations obtained by the Purchasing Manager. Confers with successful contractor and follows up closely to ensure that all works are completed in accordance with and adhere to company, local and regional health and safety at work criteria and within the required period.

涉及到外部承包商的所有工程,起草具体的要求并对采购部经理提供的报价进行评估。与中标的承包商商谈并跟踪确保所有工作能够完成,而且符合公司,当地和区域性健康和安全标准。

7. Prepare lists of spare parts and materials required for the continued correct functioning of all items of plant and equipment, ensuring that an adequate stock is maintained thereafter. Organizes and supervises the work of the Engineering Storekeeper, in implementing an efficient stores/ inventory control.

8. Assesses the long-term requirements of the hotel, including overhaul / rehabilitation programs or renewal / replacement works, etc. Advises accordingly and draws up comprehensive 4 or 5 year plans. Acts as Project Manager in due course liaise closely with other department heads concerned, where necessary.

9. Studies and arranges for the implementation of all relevant H.I. policies and procedures, and allied directives, in particular those relating to fire and life safety, energy control and management, and budget preparation and control.

10. Completes and provides all regular reports and statistics required. Maintains an efficient record / filing system as necessary in his own office.

11. Maintains contact with local authorities such as Fire Brigade, Electricity Supply Company, Water Supply Authority, Gas Company, City Building and Health Inspectors, etc., to ensure that all requirements are being complied with and that assistance or advice will be readily available whenever required.

13. To familiar with the daily hotel operations and arrange the duty roaster accordingly, supervise the duty engineer and all section staff performance and come out the regular assessments. Analyze the daily maintenance needs of the hotel operations and well coordinate with other Dept.

14. Has frequent meetings with other Department Heads to review the current performance of their equipment and in the case of the Purchasing Manager to review the current status of all Purchase Requests and Orders, ensure that all items are being progressed as necessary.

和其他部门经理经常开会来回顾各部门设备的运转状况,和采购经理讨论采购单的进展以确保工程部的采购物品能及时到货。

15. Recommends and organizes where necessary the training and development of any member of the department with potential for advancement, either in-house or with another hotel, or with outside firms. Recommend where necessary the transferring, promotion, discipline or dismissal of team members.

如有必要建议和组织有发展潜力的员工在酒店内部交叉培训或到其他酒店、外部机构培训。建议员工的调动,提升,处分或开除。

16. Makes frequent inspection tours, to check condition of building and equipment, and to monitor work progress generally.

17. With the assistance of the Human Resource Manager, select the Engineers for employment within the department.

Specific Job Knowledge, Skill and Ability工作技能技巧要求:

1. Having specialized knowledge on water treatment, hydraulics, mechanics ,chillers, air flows, H.V.A.C., L.V., electronics, sound, TV, lighting, elevators, boilers, pumps, etc. 具备有关水处理、机械、制冷机,通风,空调,弱电,音响,电视,灯光,电梯,锅炉,泵等方面的知识。

2. To be capable for maintenance of all hotel building services including air- conditioning, ventilation, refrigeration, electrical installation, lighting system, plumbing system, boiler, laundry, kitchen, lift, fire protection, escalator, sound system, TV system, etc.能够对酒店的设施设备进行维保,包括空调,通风,冷库,电力安装,灯光系统,泵,锅炉、洗衣房、厨房、电梯、消防、扶梯、音响系统、电视系统等。

3. Possess knowledge of the requirements of government regulations and technical rules.了解掌握政府的要求和技术标准。

4. To be capable of following specifications for hotel services.能够执行酒店服务的要求。

5. Possess knowledge of energy conservation.有节能方面的知识。

6. To be capable of training the Engineering team member.能够对工程部的员工进行培训。

Required Qualifications必要的资历要求:

1. Should have at least 10 years experience in hotel/building services or other appropriate Engineering field.应至少具有十年酒店的工作经验或其他有关的工程领域。

2. Should have at least 5 years duty engineer position or 2 years assistant chief engineer position above 4 stars hotel.四星级以上酒店担任值班工程师五年以上或总工程师三年以上。

Preferred Qualifications 更高的资历要求:

1. Over junior college graduated.大专以上学历

2. Have some extent English reading ability. 有一定英语阅读能力。
