职责描述：

1. 在施迈茨中国的规划过程中作为***联系人，处理与PMC相关的各种问题；审核各阶段的施工计划 (例如封顶、遵守施工技术标准等)；

2. 监督公司合作设计方的守约情况（提前的汇报是必要的，如有必要可以去德国参观）；

3. PMC 支持下, 在规划中准备决策模板 (质量的选择和定义、新能源概念、视频监控等)；

4. 施工方和参与规划的人员开会期间参与管理协议相关事宜(部分也是由PMC进行的)；

5. 助公司处理与政府部门或政府批文有关的事务；

6.检查总承包商投标的完整性；

7.协助订单谈判、价格核准、起草合同等；

8.严格检查变更管理；

9.处理供应申请, 并在第三方议价时提供必要的支持；

10.成本控制， 控制施工进度， 监督工程质量；

11.协助公司的办公室媒介连接规划 (电力、IT、压缩空气等) 以及生产领域的内部协调；

12.协助实现公司的安置规划、家具采购、公司采样、信号指导系统、访问系统选择等，就是围绕新的公司地址出现的以及建筑商定义和确定的任何小项目和任务；

13.检查并确保施工现场安全；

14.作为建筑商代表参与最终验收（政府，总承包商）, 并及时检查疏漏处理剩余事宜；

15.收集所有文件和存档项目中的往来信函，协议，声明，以及TGA的澄清维护合同的等；

16.负责支持公司搬迁事宜。

任职要求：

1. 建筑或土木类本科以上学历；

2. 流利的英语听说读写，懂德语更佳；

3. 有超过8年以上的厂房建设项目管理经验，有跨国公司的工作背景，有德国公司厂房建设项目经验更佳；

4. 沟通能力强，善于和各类建设相关方沟通，跨国跨文化沟通能力尤为必要；

5. 具备丰富的项目管理理论知识和实践经验，能够应对复杂的情况以确保项目按时按质完成；

6. 有高昂的工作热情，能自我激励，拥有克服困难的勇气和能力。

7. 居住地***为太仓或者苏州区域。

Job Description

1.Consult and support Schmalz China in all questions by the PMC along the planning process of the new HQ as the first contact person.

2.Audit Contruction drawings and construction details of each planning phase, such as roof-sealing, construction technical specifications and so on.

3.Monitor / Supervise design partner’s execution in compliance with contract and Corporate Design of SCHMALZ Germany. Report in advance is essential, and if necessary, visit the HQ in Germany for understanding their way and quality of building.

4.With the help of PMC, prepare decision templates in planning phase, such as choice and definition of standard, varieties of new energy concept, choice of video monitoring, choice of new door access system, canteen/catering concept etc.

5. Tracking minutes of meetings and the ToDos with contractor and PMC – project steering by SCHMALZ China. Assist SCHMALZ China in handling with government departments or related affairs of government approval.

6.Audit the completeness/integrity of the tender documents by PMC for the bidding process for getting a general contractor. Support pre-qualification process of the choice for 5-7 GC who will take part at the bidding process.

7.Assist in order negotiation, price audit, comparison and clarification of technical details in the offer, drafting contract etc.

8.Strictly supervise Management of change orders.

9.Handling with supplier applications and offering necessary support in price negotiation and scope with 3rd party (p.e. Lawyer, interior specifications, photovoltaic,…).

10.Strictly controlling of the timetable and the process on construction site. Discuss and claim action for substitution and acceleration if in delay.

11.Cost management in accordance of PMC cost management including hole project costs (furniture, facilities production, approval fees, PMC,….).

12.Supervise construction quality on the site for each party of the construction works.

13.Assistant company in office and production medium connection planning, such as electricity, IT, compressed air etc., and internal co-ordination within production area and the responsible SCHMALZ-employees for each department.

14.Assistant company in resettlement planning, furniture sourcing, company sampling, employee care concept, VI indicating system, selection of access system etc. In another word, any project or task which defined by builders or arisen by new company site.

15.Check and ensure security of construction site within the meaning of the owner Schmalz China (Check PMC tasks).

16.As representative of builder, participate in final approval (government, general contractor), check commissions and deal with the rest affairs and snag list/list of deficiencies immediately.

17.Collect correspondences, agreement, declaration, MEP clarification maintenance contract etc. of all files, documentation and archive items.

18.Assist of planning and operate the company relocation and moving.

Requirements

1.Architecture or Civil Engineering bachelor degree or above.

2.Fluent in English essential (listening, reading, writing and speaking), German language preferred.

3.8+ years experience in factory construction project management, multi-company working background, experience in German company factory construction project preferred.

4.Strong communication skills with all constructioner, especially cross-cultural communication is essential.

5.Rich theoretical and practical knowledge of project management, with skills and attitude to cope with complex situations and complete project on schedule and quality.

6.High enthusiasm for work and self-motivation, problem-solver.

7.Preferred Taicang local base or Suzhou area.
