? Monitor, track and coordinate facility service requests in a timely manner
? Coordinate M&E maintenance of the site (fire protection systems, ACMV, furniture, pest control, security systems, etc.)
? Coordinate maintenance and installation of laboratory equipment
? Ensure all scheduled building/equipment maintenance does not adversely affect workflow or minimize disruption if work must be done during business hours
? Manage the chemical inventory compliance requirements for the labs
? Ensure proper disposal of hazardous chemicals in the labs
? Work with building management and contracted vendors
? Provide facility support to all staff
? Perform daily site checks
? Supervise janitorial services to ensure it meets our standard and it is performed according to our contract
? Create purchase orders and track invoices for payment
? Submit vendor setup requests in SAP/MDG for new vendor registration
? Escort vendors and contractors during servicing/maintenance
? Act as a Fire Warden and coordinate with landlord during building management fire drills
? Support moves, adds and churns
? Maintain office and labs in safe, clean and organized manner
? Maintain all files relating to work orders, service reports, SOPs, etc. and ensure accuracy on all completed paperwork submitted by vendors
? Monitor and review services in buildings, providing ongoing recommendations for enhancements
? Ensure all established policies and procedures are adhered to with particular regard to statutory legal requirements, essential services certifications, workplace health and safety, building services operation and emergency procedures
? Ensure that all service request by employees are tracked in the Helpdesk tracker
? Update Asset list and work with Finance when there are new equipment/furniture purchased, transferred or disposed
? Oversee all Facility and R&D equipment maintenance contract renewal exercises. Reviews contractor performance to ensure the prescribed standards are met, resolve any problems and achieve continuous improvements
? Part of the Safety Committee to develop a risk management implementation plan (JSA’s) and to resolve facility related safety issues
? Provide support to Regional Facilities Manager for China Kerry sites relocation, renovation and new office/laboratory built
? Act as a site facilities owner for Shanghai North Asia Regional Office
? Provide support to set up operations, process and training of new site administrator in New APAC Kerry sites
? Assist to resolve any day to day operational issues of Facilities Team
? Be on call 24/7 for facility related emergencies
? Perform other duties as assigned
? Flexible to travel within China if necessary
任职要求:
? Minimum Tertiary qualification or Diploma
? At least 5 years of relevant hands-on experience in a facilities function
? Knowledge of building systems and R&D laboratory environment
? 60% on hard facilities management services, 30% on soft facilities management services and 10% on HSE
? Autocad experience a plus
? Good organization, communication and time management skills
? Ability to work independently and proactively with a customer service orientation
? Must be dependable, completes assigned tasks accurately and on time and possesses excellent follow-through
? Proficient in Microsoft Office (Outlook, Excel, Word, Powerpoint)
? Willing to work after hours or weekends when necessary
? Excellent communication and presentation skills – must be able to represent the company in a professional and positive way
? Good organisation and time management skills
