Job Description

Main Purpose and Job Scope

This job contributes to Starbucks success by leading the selection and lease negotiations for future retail sites in order to achieve a superior real estate position for Starbucks stores. Models and acts in accordance with Starbucks guiding principles.

Key Accountabilities

Responsibilities and essential job functions include but are not limited to the following:

  • Manages all aspects of market development under supervision of senior real estate development manager. Participate in strategic planning. Updates target lists, maps and target books. Conducts title searches. Analyze site surveys and leases. Tours regions with visits to competitors and existing sites. Prepares letters of intent, confirmation letters, site survey requests, proformas and site submittals. Coordinates design and construction issues with internal partners and landlords. Resolves legal and lease issues.
  • Researches new and existing submarkets through broker networks, new market surveys and visits. Meet with landlords and city representatives. Responds to unsolicited site submittals.
  • Tracks performance goals and budget. Prepare management and pipeline reports and business plans. Compiles integrated market strategy report, post-analysis report and other special project reporting.
  • Requirements

Summary of Experience

  • Retail or restaurant new store rollout
  • 4-5 years Financial planning and market analysis
  • Project management in chain store, retail or commercial brokerage
  • Real estate deal-making and negotiations

Required Knowledge, Skills and Abilities

  • Ability to communicate clearly and concisely, both orally and in writing
  • Strong presentation skills
  • Ability to negotiate
  • Organizational skills
