Job Description
Summary: Responsible for the monitoring, operating, and maintaining building systems to include HVAC equipment, building automation system (BAS), direct digital controls (DDC), chillers, air compressors, cooling towers, pumps, valves, Human Machine Interfaces (HMI) and auxiliary equipment. Essential Duties and Responsibilities include the following: •Perform analysis of components that gather and control the building automation system (BAS) •Create and modify BAS graphics •Coordinate utility outages that impact Industrial Control Systems (ICS) •Manage future ICS installation and oversight of ICS commissioning •Perform root cause analysis of HVAC controls systems malfunctions while striving for continuous improvement and making recommendations to the customer. •Evaluate programmable logic controller (PLC) programs for electrical power control •Operate energy management and control systems (EMCS), and Industrial Chilled Water Controls •Monitors equipment and systems performance and makes required adjustments to maintain plant production within specified limits. Accurately takes and logs gauge and meter readings. •Perform complex diagnostics, repairs, calibrations, modifications, and routine service on controls systems for a wide variety of facilities and building equipment, systems, structures and hardware, including air handlers, domestic water, chilled water, hot water, steam, building exhaust, compressed air, lighting, electrical, security systems, fire systems, etc. •Evaluate problems with equipment, plans repairs and modification to equipment, locates original or alternate parts to be ordered. •Respond to emergency situations, and can perform pre-determined emergency actions to place the plant back in a safe condition •Read local indicators/gauges and/or computer consoles at specified intervals to verify operating conditions. Utilizes manual, automatic, and computerized controls to bring equipment into prescribed operating ranges. •Log equipment problems and informs supervisor of items needing repair. •Maintain records of operating conditions and actions taken. •Assist in the performance of functional/operational tests to evaluate equipment/systems capability and reliability. •Implement standard trade practices and procedures including appropriate safety precautions. •Other duties as assigned •Comply with all company safety requirements and programs. Required Knowledge/Skills and Experience: •At least 5 years of experience as an ICS HVAC/Chilled Water Distribution Manager with components that gather and control building automation systems (BAS) including devices such as direct digital controls (DDC), DDC logic, sensors, and end devices such as dampers, actuators, valves, and variable frequency drives (VFD) •Five or more (5+) years’ experience with working controls knowledge of AHU’s, chiller plants, complex fan systems, and building controls head-ends •Ability to read and interpret documents such as safety rules, building drawings and technical guides. •Significant experience with multiple programming languages including PPCL, LON, and BACnet •Training in basics of mechanical or HVAC equipment from a technical school or certifications received during training classes from industry vendors. •Ability to read and interpret documents such as safety rules, building drawings and technical guides. •Ability to effectively communicate progress, status, and issues to internal and external customers. Preferred Knowledge/Skills, Education, and Experience: •Certification in building control systems such as Siemens Apogee/Desigo, Niagara 4, Metasys, Allen Bradley •Apply concepts, principles, and methods for network connectivity analysis •Assess firewalls and access control lists to identify potential vulnerabilities •Experience with US Federal Government projects, contracts, policies, and procedures.
