The qualified candidate will be responsible for overall operations and management of a large estate of 5,000 units and 20,000 residents. He/She should have effective leadership and technical skills, and ability to create a safe, friendly, well-maintained environment.
The qualified candidate must have excellent interpersonal, negotiation, and communication skills with Resident’s Committee, Estate Residents, District Councilor and Company Directors to ensure an ongoing, successful relationship.
Responsibilities
- Manage 8 departments and their respective heads, with total of 240 staff, comprising 180 frontline & 60 office staff. GM must be very hands-on.
- Manage and supervise: maintenance and improvement projects, environmental services, customer services, security, legal & administration, IT support, HR and accounts & budgeting of the estate.
- Maintain regular communication and good relationship with estate residents, Resident’s Committee, and District Councilor.
- Review services standards regularly and stipulate proposals for improvement.
- Managing overall financial / budgeting performance of the estate
- Negotiate and review service contracts with third-party contractors, and ensure the ongoing performance of the external contractors and professionals
- Working with Company Directors to ensure stability and healthy performance of the property management team and overall estate
Requirements
- Degree holder in Property Management / Engineering / Real Estate or equivalent. Experience in managing large residential estates is preferred
- Possess recognized professional membership of HKIH, CIH, RICS, HKIE, HKIS, HKIFM, IFMA or equivalent
- Minimum 20 years’ relevant experience of which 10 years are in managerial level and proven track record in managing sizable residential estates or commercial properties
- Strong interpersonal, negotiation and leadership skills, with strong ability to communicate effectively under pressure
- Hands-on, self-driven, care for details, flexible with strong people management
- Excellent communication and writing skills in both English and Cantonese
