Job Description

To support the Executive Director of Retail in all phases of leasing the mall at Melco Properties, interact directly with prospective and current tenants to achieve maximum occupancy and rental income; and responsible for all aspects of leasing which includes new leases, expansions, and renewals.To liaise with all related parties to ensure that the lease is executed timely and properly.

To strategically plan, analyse, develop, implement and review sales event and promotional campaign to maximize the department’s revenue.

PRIMARY RESPONSIBILITIES:

  • Sourcing, negotiating and executing both new deals and renewals with retailers.
  • Identify leasing prospects via building/maintaining relationships with tenants and leasing agencies;
  • Prepares strategic leasing plans for prospects and existing clients through retailer performance, trade area demand, and demographic customer profile
  • Budget and forecast rental income to maximize revenue and evaluate retailers’ performance.
  • Work with the marketing, project and design, and legal departments throughout the lease negotiation process to ensure lease is completed in timely manner; resolves problems as necessary
  • Work with architects and project team on design construction of tenant spaces.
  • Develop and implement creative leasing strategies to improve merchandising mix and maximize income at the properties.
  • Review the portfolio and financials for opportunities to upgrade tenancy and rental terms.
  • Prepare market studies, lease budgets and leasing activity reports for senior management;
  • Prepares prospect reports & business plans for new business with creative & aggressive marketing ideas
  • Work closely with internal partners to execute the property’s goals and vision including Marketing, Public relations, Branding and Property Management.
  • Develop the strategies and oversee all leasing
  • Coordinate with local and international property consultancy firms for the purposes of leasing, property sales and management of the group’s portfolio of properties
  • Manage all tenant relationships, review all leasing contracts and monitor leasing agent in resolving rental disputes

QUALIFICATIONS:

Experience

  • Minimum of 8 years’ experience in development and implementation of the retail marketing program / retail and out of which 5 years in senior management level/ department head level
  • Experience with drafting and negotiating retail leases.
  • Experience in the development and operation of a shopping complex equivalent to Hong Kong standards

Education

  • Related bachelor’s degree or an education/experience combination in the areas of marketing, business administration, real estate (leasing), property management and/or retail managreement.

Skills / Competencies

  • Understanding of business administration principles
  • Possess superior communication and interpersonal skills with a high degree of human relations skills
  • Proficient in applicable software (Word, Argus & Excel)
  • Strong organization and management skills
  • Advanced business and financial acumen, particularly in relation to the Asian retail markets
