Job Description
- Designing maintenance strategies, procedures and methods;
- Planning and scheduling planned and unplanned work;
- Diagnosing breakdown problems;
- Carrying out quality inspections on jobs;
- Writing maintenance strategies to help with installation and commissioning guidelines;
- Directing, instructing and supervising maintenance technicians and fitters;
- Liaising with client departments and customers;
- Ensures liaison with relevant government agencies to ensure compliance of various statutory requirements.
- Ensures spare parts and material available at all time in stores by proper planning.
- Ensures guests requests are met within hotel policies and service standards.
- Develops systems and procedures which ensure safety for customers, employees, plant, machinery, and property.
- Defines service standards regarding maintenance in all areas of the hotel and ensures adherence to these.
- Prepares preventive maintenance schedules and ensures adherence.
- Directs budgeting process for all capital expenditure in order to ensure that the properties are maintained to the best industry standard.
- Identifies and develops new equipment and materials to enhance the product quality.
- Identifies and inducts environment friendly systems and equipment.
- Develops an overall plan and strategy for optimizing use of energy.
- Takes a lead role in emergencies.
Administration
- Ensure that all records of maintenance and testing are kept for reference.
- Controlling maintenance tools, stores and equipment;
- Perform all tasks as directed by the Management. Participate in related project teams
- Ensures proper functioning of work request system through desk attendants.
- Ensures proper record of leave applications and attendance.
- Recommends changes in system and procedures to increase efficiency and improve service.
Customer Service
Financial
- Prepares budgets for Engineering.
- monitoring and controlling maintenance costs;
- Optimizes savings in energy expenses by implementing energy conservation programs
- Monitors consumption on a daily basis and advises Director of Engineering.
- Monitors expenses on a regular basis.
Operational
- Monitor steam production and supervise operations and maintenance of the heating plant.
- Maintain the steam and chilled water distribution system from plant to each building.
- Direct shifting of boilers as conditions warrant, properly laying up off-line boilers.
- Direct preparation of chillers and related equipment for start up and supervise proper lay up and cleaning of equipment at end of season.
- Direct water treatment programs for steam and chilled water production and distribution
- Recommends changes in methods, equipment, staff to improve departmental standards and productivity.
- Coordinates and prioritizes maintenance activity of rooms & public areas with housekeeping department.
- Directs the organization of work within the department, including assignments, time schedules and vacations.
- Ensures adherence to company & hotel policies by departmental employees.
- Ensures that all renovated areas are as per required standards & specification, prior to taking over from projects.
- Constantly monitors key performance indicators for the department and takes corrective action, as and when required.
- Attends to any legal cases pertaining to Engineering department.
- Ensures department employees are fully trained through constant OTJ.
- Ensures career development and succession planning for subordinates.
- Recommends hiring, promotion, disciplinary action, performance-related salary increments for all subordinates.
- Ensures department employees are fully trained on all hotel systems, procedures to ensure safety requirements.
- Counsels subordinates in personal and work related matters.
- Motivates and encourages team building in Engineering Department.
- Keeps abreast of latest developments in Hotel engineering.
- Takes decisions on all operational and staff matters that are outside the responsibility of subordinates.
- Maintains excellent relations and professionalism among all subordinate staff.
- Stays in contact with staff in the department, managing through example.
- Maintains a high level of visibility through frequent trips through all the areas to practice “management by walking around”.
- Communicates, shares information with, and inspires all departmental employees using various formal & informal channels.
- Responsible for inter-departmental relationship at all levels for a smooth hotel operation.
- Builds positive relationship with consultants, contractors, & suppliers.
Personnel
Other Duties
- Interacts with Contractor / Supplier to develop new product and alternative
- Stays in contact with staff in the department, managing by example.
- Maintains open door policy and encourages team work with subordinates.
Occupational Health & Safety
- Ensures proper upkeep of fire safety system.
- Ensures government regulations for boilers, electrical installation, environmental issues etc., are strictly followed.
