This is a Facility Manager role reporting to the Property Manager-North in the Business Area - Global Business Services located in Beijing, China. You will be responsible for managing/coordinating site operating related services/expenses, including building repair and maintenance, heating ventilation and air conditioning (HVAC), cleaning services, security services, utilities and energy and common areas at ABB Tower and Joint Venture site in Beijing. You will implement facility management model adopted at country level to engage the best practice from market by managing leasing, project and portfolio to meet Real Estate (RE) KPI and business requirement.
Your responsibilities
- Making plans and implementing maintenance, testing and inspection schedules to ensure the facility is operating safely and efficiently, maximizing the life of equipment, reduce risk of failure and meeting statutory obligations. Monitoring/ensuring building related cleaning activities in line with ABB cleaning standard.
- Supervising vendor to ensure security solutions and services follow ABB security standards. Ensuring appropriate maintenance, inspection and testing activities are carried out and records kept for all fire safety equipment and systems, keeping certificates of compliance.
- Co-ordinating with the Country Sustainability Officer and Head of Green CREM, ensuring all real estate facilities and services are managed and monitored to maximize energy efficiency of buildings and sites, making assessments and recommending energy saving solutions.
- Taking initiative to assess buildings and recommending actions for improvement in line with ABB’s Green Corporate Real Estate Management (CREM) approach.
- Managing and monitoring common areas, including parking and green areas. Managing activities such as landscaping and snow removal.
- Ensuring Safety, zero harm (in conjunction with the Country Health and Safety Manager) that all activities led by Real Estate are undertaken with all necessary safety control measures to mitigate and eliminate hazards/risks.
- Acting as a business partner, coordinating with business to identify solutions/optimizing space utilization and providing technical consultancy on matters relating to facility operations, obtain requests and feedback, supporting daily operation, increasing business satisfaction and ensuring facility operation in compliance with all policies and regulations.Taking lead in occupancy cost, including space planning/allocation, lease negotiation, management and for all renovation and moving projects.

Your background
- A bachelor’s degree in Mechanical/Electrical Automation or major in Civil Engineering/Facility Management or related fields preferred.
- Minimum 5 years facility management experience for office and manufacturing facilities.
- Must have experience in safety control and risk management, solid lease negotiation and management/project management skills.Rich experience with operation and building maintenance including MEP/HVAC/Security/Catering/Vendor management. Have a fair Knowledge on space/occupancy cost planning.
- Outstanding professional ethics and competence, strong customer service consciousness, good communication skills and innovative spirit. Good grasp of laws, regulations and standard related to fire protection system and environment safety.
- Good communication skills in English including reading, speaking and listening-comprehension abilities. Must have excellent skills with AutoCAD and Microsoft Office products including Excel, Word, PowerPoint, and Project.
- Must be flexible to travel when required.
