Job Summary
Essential Functions:
- Demonstrate positive leadership characteristics, which inspire employees to meet and exceed standards. Lead by example.
- Ensure compliance with appearance standards within sales team.
- Establish room rates, advertising, credit and type of patronage to be solicited.
- Maintain a good working relationship with other departments, employees and guests.
- Maintain work area clean and organized.
- Operate sales department within forecasted expenses.
- Promote employee empowerment. Motivate Team.
- Provide distinctly supreme service to sales guests/clients.
- Report all unsafe conditions immediately.
- Effectively supervise sales force to reach budgeted sales and catering goals.
- Direct all forecasting activities.
- Direct sales meetings.
- Review market analysis to determine strategy toward potential discount periods, revenue maximization.
- Look at prospects and tentative to discuss with Sales Managers in order to determine next step to progress business forward
- Analyze Reader boards, and utilize Know land Insight (or equivalent) to uncover new business
- Use networking ‘social media for business’ tools such as LinkedIn to research existing & potential accounts and develop new contacts for the hotel.
- Establish minimum guidelines for group and transient to allow Managers to close business quickly
- Coach Sales Team to overcome weaknesses
- Develop and monitor hotel’s marketing initiatives
- Attend all mandatory meetings.
- Be involved in the community, professional organizations and chamber of commerce.
- Maintain all lead generating sites (Cvent, Starcite, DDC, Tour Connections, Hotel Planners, Brand Sites, etc).
- Oversee and manage social media channels.
- Develop and maintain solicitation responsibility for all accounts.
- Co-manage pricing policy at the hotel.
- Perform in the capacity of any position supervised.
- Relate guest feedback to other departments.
- Complete all month-end sales reports.
- Select, train, schedule, supervise, develop, discipline and counsel employees according to Davidson policies and procedures.
- Conduct monthly audit of meeting space.
- Assist Sales Team in closing business
- Administer bonus/incentives to meet revenue and booking pace.
- Davidson Lead Referral Program. Actively seek business opportunities for other company-managed hotels.
- Complete other duties as assigned by supervisor.
- Conduct performance appraisals.
- Develop promotions for the hotel to increase revenue opportunities.
- Develop quarterly plans and actions for all segments.
- Maintain lost business log.
- Monitor emails and other customer correspondences generated by sales team
- Reinforce all training activities on a daily basis.
- Participate in MOD shifts (if applicable to the hotel).
- Create promotions and new concessions for team to use to close new business
- Update Catering Free Sell to give Catering Team dates hotel doesn’t need group
- Determine how to turn around inefficiencies
Job Requirements
Qualifications:
- Bachelor’s degree or equivalent experience.
- 5+ years progressive hotel sales experience.
- Minimum 2 years hotel sales leadership experience or equivalent.
- Professional appearance and confidence
- Business communication skills written and verbal.
- Proficient in Microsoft Word, Excel, Power Point and Outlook.
- Experience with major Hospitality Sales CRM system, i.e. Delphi, Daylight and/or brand CRM such as Marriott CI/TY is preferred.
- Execute and support Hotel Customer Service Standards and Hotel’s Brand Standards
- Strong understanding of negotiation and interpretation of contracts.
- Demonstrated leadership skills at all levels of the hotel and externally.
- Understand and have a working knowledge of statistical data (Star Report, P&L, expense sheets, Hotelligence 360 reports).
- Proven ability to forecast top line revenues
- Prior experience with creation and execution of a Sales and Marketing Plan to reach desired RevPAR index, catering, and banquet goals
- Conflict management skills.
- Time management skills. Being able to work on multiple projects with desired outcome for each.
- Ability to direct/motivate sales department to meet and exceed goals.
- Ability to communicate effectively with public, employees and ownership teams.
- Ability to meet all deadlines internally and externally every time.
Performance Standards:
- Monitor competitor rates, positioning, strategies and data; maintain understanding of the dynamics of the local market and demand generators and present appropriate action plans to management.
- Analyze local events and activities and project the effect of opportunities they create.
- Understand the macro and micro-economic variables affecting supply and demand in the local marketplace.
- Work with DORM to oversee process for evaluating all opportunities for contracted business (group, wholesale, corporate negotiated, etc.). Ensure that process enables high speed of response while maximizing profits.
- Monitor RevPAR index on STR report and provide critical analysis of performance on weekly and monthly basis as it relates to segment performance.
- Develop and maintain relationships with other market DOS’s to create a network of peers in your community.
- Actively develop all subordinates, ensuring that they have opportunities to grow their Sales/Revenue Management and leadership skill base through personal attention, internal/external training and participation in industry events.
- Effectively communicate any strategy changes to the sales team.
- Marketing – Effectively develop and execute an appropriate marketing and ecommerce plan for the hotel
- Review Hotelligence suite of reports for trends, booking windows and sources of business, as well as rates compared to competition.
- Review volume account production with Transient Sales Manager and DORM
