Job Description

The LEASING MANAGER will be responsible for the expansion in a specific geographic region for the Philippines, both for new stores as well as for lease actions for existing stores (renegotiations, rebuilds, extensions, and terminations).

 

RESPONSIBILITIES:


Enable long term growth 

  • Creates growth strategy by developing and maintaining the roadmap for the geographic region
  • Makes sure full potential in geographic region is mapped and added to the roadmap
  • ·    Makes sure competition is continuously mapped

  •      Creates and follows up on pipeline


  • Optimizing the existing portfolio

  •      Ensures that the portfolio is commercially competitive in the geographic area
  •      Negotiates lease actions for existing stores
  •      Coordinates portfolio reviews


Ensure the best possible deal

  • ·       Enables optimization of each deals selling, location and profitability
  •    Recommends the full business case in terms of fit with market strategy, location requirements, commercial idea, configuration of space, economic and legal terms
  • ·       Fact based targets for sales, rent, and net investments levels
  • ·       Recommends ready negotiated business cases (HOT, lease line) for approval by the Country Leasing Committee
  •    Coordinates with other functions before finalizing the negotiations (Construction, Interior Head, Accounting, HR, Marketing, Merchandising, Visual, Security, etc)
  • ·       Tracks the performance of new stores and rebuilds
  • ·       Relates profit, loss and added value to own work and the whole organization
  • ·       Capable to present H&M in the best way to current and potential business partners
  • ·       Prioritizes according to where the most impact is created
  • ·       Uses insights gained from internal and external sources to make smart decisions and proposals

 

QUALIFICATIONS & REQUIREMENTS:


  • ·       Bachelor’s Degree or professional education in either/or Engineering, Economics, Management or equivalent
  • ·       Previous experience in handling retail leasing is preferred
  • ·       Excellent communication skills especially in written and spoken English 
  • ·       Excellent presentation skills and computer skills
  • ·       Strong interpersonal skills and able to influence at all levels 
  •         Should have an analytical mindset
  • ·       Remains calm and positive in difficult situations and under pressure
  • ·       Works well autonomously and handles problems with creativity and minimal guidance
  • ·       Prioritizes time effectively – balancing between long term and short-term planning
  • ·       Seeks and capable to analyze all relevant information from a range of sources and angles in order to improve decision making with the company
  • ·       Shows passion and enthusiasm in your daily work and inspire others with a positive attitude 
  • ·       Flexibility – can handle more than one task at the same time; can quickly acquire new information and learns new skills
  • ·       Willing to travel within and outside of the country
