Eaton’s Corporate Sector is seeking a Manager of Global Real Estate. The Manager of Global Real Estate can be based at our headquarters in Beachwood, OH or any remote location in the US. Position Overview: This Manager will help Eaton’s North and South Americas’ business leaders strategize, evaluate and execute real estate transactions to meet their business needs. Develop effective business partnerships by providing insightful real estate market & financial analysis and making strategic recommendations to support Eaton’s global real estate footprint. Use real estate expertise and collaborate with strategic advisors to oversee the acquisition, disposition and on-going portfolio management of the company’s real property portfolio. Negotiate large and complex real estate transactions for the lease, purchase and sale of real property on the company’s behalf. Provide project management, including the coordination of brokers, architects, engineers, attorneys, and other real estate advisors, in the acquisition and relocation of manufacturing, sales, warehouse and support facilities. Drive other strategic department initiatives to deliver functional improvement. Essential Responsibilities: Work with senior Eaton business leaders on global real estate strategies and solutions best suited for their business needs and growth objectives. Negotiate complex lease agreements for office, warehouse, manufacturing and distribution facilities required by Eaton’s operating divisions. Negotiate legal contracts for the purchase, lease, sale and sublease of real property by the company. Partner with external brokers, appraisers, and property managers whose services are retained by the corporation. Serve as project manager in the acquisition, relocation and lease negotiation process for new facilities worldwide. Manage the disposal/surrender of surplus property so as to maximize residual value, while managing the company’s risks. Advise on the condition, functionality, marketability, and value of real estate owned or leased by companies being considered for acquisition. Coordinate with internal groups and external providers including Tax, Accounting, Law and Environmental Services on real estate related issues for the property portfolio. Eaton provides a competitive total rewards package commensurate with applicable skills, knowledge, and experience and consistent with internal and external market practices. The annual salary range for this role is $128,640 - $176,880 a year. Eligible for an annual performance-based incentive plan with a target at 21% of base salary. Qualifications Basic Qualifications: Bachelor’s degree from an accredited institution is required Minimum of 7 years of experience in corporate or investment real estate Must be legally authorized to work in the United States without company sponsorship now or in the future Preferred Qualifications: Master’s degree in a related business / real estate field from an accredited institution a plus Real estate certification(s) a plus Real estate experience within a national or multinational corporation a strong plus Knowledge of real estate markets in North America Industrial real estate experience Financial analysis experience Position Criteria: Highly developed negotiation skills Must be able to understand and apply complex real estate concepts to transactions High degree of project management and communication skills Eaton considers qualified applicants regardless of criminal histories, consistent with local laws.
