职位信息

1. Lease Management租赁管理


・ Identify market segments and prospects. 市场细分和潜在顾客的识别


・ Be responsible for leasing vacant units at competitive market rates and achieving maximum occupancy.

负责以有竞争力的市场价格租赁空置单位并实现最大入住率


・ Be responsible for timely renewal of existing leases at budgeted or competitive rents.


负责及时更新预算或竞争性租金的现有租约


・ Negotiate with tenants/prospects for the best terms, conditions and rents for both new and renewal leases.


与租户/潜在客户就新租约和续租租约的***条款,条件和租金进行协商


・ Explore leasing opportunities. 发掘租赁商机


・ Be responsible for proper lease documentation. 负责租赁文件的起草


・ Propose rental rates based on market information and improvement to proposals to the management.


根据市场信息向管理层提出合适租金率的建议


・ Ensure accurate and timely billing for rental and other bill payable by the tenant.


确保准确及时地计算租户的租金和其他应付账单


・ Monitor and ensure that accurate and proper update of tenants’ data and tenancy details are entered into the Finance system for billing.


监控并确保将准确的租户数据和租赁详情更新输入财务系统进行计费


・ To ensure timely handover and taking back of units.


确保及时移交和收回单元


・ Analyze rental and occupancy reports. 分析租赁和入住报告


2. Marketing 市场开发


・ Well connected to the local market. Keep track of the recent market trend, leasing transactions, other competitive projects etc.


与当地市场紧密相连。 跟踪最近的市场趋势,租赁交易,其他竞争项目等


・ Identify active local agents and maintain good relationship. Ensure that the market is timely informed for available units of the project.


确定活跃的本地代理并保持良好的关系。 确保及时通知市场可用的项目单位


・ Professionally handle all market inquires, collect background of any prospect tenants, arrange inspections, and monitor the status of each prospect tenants.专业处理所有市场咨询,收集任何潜在租户的背景,安排检查,并监控每个潜在客户的状态


3. Arrears Management 欠款管理


・ To manage arrears.管理欠款


・ To review reports and ensure that reminder letters are sent to tenants with arrears.


审核报告并确保向拖欠的租户发送提醒信


・ To liaise with internal Legal, Finance and external lawyers in the issuance of Letter of Demand, Notice of Forfeiture, etc.


在发出需求函,没收通知书等方面与内部法律,财务和外部律师联络。


4. Tenants’ Relations 与租户的关系


・ Attend to tenants’ feedback/requests. 参加租户的反馈/请求


・ Develop and maintain cordial relationships with tenants.


与租户建立并保持亲切的关系


・ Meet/Liaise with tenants who have defaulted in the lease terms to ensure that they rectify the default.

与租约中违约的租户会面/联络,以确保他们纠正违约


Skill Requirements 任职要求



・ Diploma or degree holder in estate management.

物业或资产管理相关类文凭

・ 2 years’ relevant experience in leasing in the real estate industry.

2 年以上房地产租赁相关的工作经验

・ Proven track record of project leasing of office in Foshan.

提供在佛山办公室租赁方面相关工作或业绩记录

・ Familiar with the laws and regulations regarding contracts, skilled at business negotiations.

熟悉有关合同的法律法规,熟悉商务谈判

・ Possess strong interpersonal and communication skills

拥有良好的人际关系和沟通技巧

・ Good command of English writing skill is a must
