Role Headline The Operational Property Manager is real estate expert and represents Siemens Real Estate business towards tenants and partners in “day-to-day”-operations and ensure frictionless operation of assigned location/s over the entire real estate life cycle. The successful incumbent will report to Asset Management Manager Responsibilities of the Role Support the development of space optimization according to customer needs and market developments and identify opportunities to improve space efficiency, occupancy costs and SRE rental conditions. Realize space and service solutions as required by tenants according to given framework and ensure its quality. Hand-over space to customers, return space from customers (e.g. preparation, inspection) including documentation. Plan and manage technical projects in order to ensure successful implementation. Develop and implement technical concepts/projects in order to reduce costs, e.g., maintenance and Opex. Ensure adherence to maintenance principles, guideline and processes. Provide information for forecast and budget for your property. Maintain your knowledge and good understanding about the technical assets/equipment and its conditions. Steer/ensure the adherence to local building standards and regulations, including proper documentation of owned buildings in asset register. Responsible for the financial fulfilment of the agreed contracts with customers (e.g. net rent, service settlement) including timely payments to landlords and business partners. Support compliance in accordance with the organization’s policies, procedures, the ISO certification requirements and other local applicable laws and municipal by-laws. Understand corporate real estate and its impacts on our business, including financial impacts of your daily operation. Contribute to the annual OPEX settlement with tenants in alignment with the Commercial Property Manager. Act as local interface to Facility Management Providers for soft facility services and manage the interface between provider and customer. Steer and track delivery of soft Facility services and review existing services in regard to provider quality and customer demand. Support the evaluation and selection of outsourced vendor and service provider for soft facility services in alignment with Country Assets Manager. Ensure the correctness and validity of local data (including property energy consumption) in all tools, e.g. space, customers, contracts. Manage purchase orders and invoices (e.g. creation and approval). Qualifications and Experience BSc Degree in Construction Management / Construction Studies or equivalent BSc with Honours in Quantity Surveying or equivalent 3-7 years’ experience with at least three years in the Asset Management and Portfolio management real estate fields Experience in general business management Proven track record in project management Experience in having successfully supported local OHS audits is an advantage Quality & Regulatory compliance knowledge (Advantageous) Attributes and skills Analytical Problem solving/decision making Assertiveness Collaboration skills with the ability to form strong working relations Conflict Management Our culture: Our culture embraces different perspectives, open debate, and the will to challenge convention.
