This is a Property Manager role reporting to the Country Real Estate Manager in the Business Area Global Business Services located in Beijing, China. You will be responsible for managing a real estate property/portfolio and implementing the real estate strategy to improve profitability and cost effectiveness and meeting established goals.
Your responsibilities
- Managing a portfolio of facilities, resources or associated activities and services required by the organization. Developing and implementing measures to achieve cost-effective improvements in real estate assets and services to support operations, increasing business satisfaction and ensuring compliance with all policies and regulations.
- Acting as business partner to the organization regarding real estate matters, directing the development of goals, objectives and plans for the real estate assets. Overseeing operations and compliance with company policies and procedures and with local codes and regulations.
- Developing and managing strong long-term relations with external partners, negotiating costs, contract terms, design/service features and schedules with suppliers, contractors and business partners. Monitoring and reviewing on-going performance and addresses issues as necessary.
- Participating in developing the strategic plans and plays a key role in developing the real estate master plan. Obtaining and analyzing information from various sources to assist senior management in reaching conclusions.
- Serving as technical consultant on application of total asset management (TAM) and advisor and spokesperson for the organization on matters relating to real estate operations. Performing investigations into new real estate methods, materials and techniques and performs cost-benefit analyses. Ensuring the most effective utilization of facilities, equipment and staff.
- Managing space planning and efficient allocation and administration of space utilization in occupied buildings. Preparing layout of workspaces for maximum effectiveness. Consolidating dispersed locations with co-location concepts, eliminating vacancies with flexible subleases.
- Ensuring safety, zero harm in conjunction with the Country Health and Safety Manager that all activities led by real estate are undertaken with all necessary safety control measures to mitigate and eliminate hazards/risks.

Your background
- A bachelor’s degree or major in real estate or facility management related fields.
- Minimum 10 years of working experience in Customer Relationship Executive (CRE), strong background in project management, lease negotiation and facility management.
- Outstanding professional ethics and competence.
- Excellent team management skills, strong customer service consciousness, good communication skills and innovative spirit.
- Must be fluent in English reading, speaking and listening-comprehension abilities.
- Must have excellent skills with Microsoft Office products including Excel, Word, PowerPoint, and Project.
- Must be willing to travel when required.
