Job Description
Siemens Large Drives Applications is looking for a Real Estate Manager for the Americas. In this role you will drive the regional real estate strategy for North and South America and align with the global real estate head. Duties will cover a broad range of responsibilities: Develops and guides work solutions for all aspects of multiple sites’ operations, including leading smaller location lease acquisitions, internal configurations, and day to day management of real estate issues relating to Large Drives (LD) including site security (site threats and assessment, active shooter, etc.). Coordinates work with LD business and financial owners, LD legal, and facilities management services (including external contractors as required to meet plans and budgets). Manages relationships with vendors, landlords, suppliers, real estate brokers, and other partners. Tasks: Guides the supervision of projects, including project organization, definition, planning, implementation, and control within LD Americas. Guides all aspect of facility-related systems to maintain operation and minimize costs. Day to day point of contact for senior management regarding variety of real estate issues. Ensures the adequate performance of the outsource facilities services provider. Develops concepts to minimize costs and reduce space footprint at locations. Responsible for multiple manufacturing and office locations in the Americas. Responsibility to resolve issues on day-to-day basis within multiple locations. Operational Responsibilities: On a day-to-day basis, leads outsourced facilities management service provided at assigned locations Effectively define workflows, jobs, and reporting relationships to obtain optimum effectiveness. Is the point of escalation and decision making governing emergency situations relating to facility systems. Troubleshoots sophisticated issues arising at multiple locations. Develops and leads real estate budgets and/or business plans for LD Americas. Leads lease negotiations and renewals as required Works with business leaders to minimize operational costs. Provides guidance and supervision of construction and relocation activities within assigned locations Leads locations to ensure appropriate space utilization and business satisfaction. Develops and guides programming requirements and specifications for basic construction projects Work out location concepts in co-operation with business owners in case of relocations or cost optimization measures Ensure that adequate maintenance plans are in place especially for manufacturing locations Steer implementation of new office concepts (new normal) Responsible to ensure that operational performance of sites is consistent with financial commitments made by LD. Knowledge: Functional knowledge in use of AutoCAD and/or other planning tools such as Microsoft Project and Excel Demonstrates and applies sophisticated knowledge of concepts, practices and procedures for real estate management. Education: BS/BA in related subject area, or advanced degree, where required, or equivalent combination of education and experience.
