Job Description
Do you have over 10 years of experience in Real Estate transactions and/or Asset Management? Are you a self-motivated Leader that likes to work collaboratively to direct real estate projects? Do you enjoy working on a variety of real estate asset types and US markets?

We are looking for a Real Estate Portfolio Manager to:

• share responsibility for client and consultant relationship management with Client Relationship Managers to provide regular updates on strategies and investment activities to investors
• work effectively with members of various teams across the firm, including Asset Management, Transactions, and Research – collaborating across the business
• maintain flexibility and adaptability to change; keep up-to-date on best practices and future sector trends
• work with Senior PM to establish desired target weights by sector and market to achieve maximum total returns
• oversee quarterly portfolio forecast of cash flows to assess expected net operating income and capital needs of the Fund
• participate in the development and upgrading of portfolio forecasting tools
• monitor competitor activity to provide comparison with the fund
• oversee the fund’s “risk bucket” to evaluate current exposure, and potential to add or decrease risk in the future

Asset Management
• represent portfolio management for a group of assets, to ensure that the strategies and objectives of the Fund are executed through the individual property strategies. Overall objectives are:
o maximize total return for each asset
o outperform the NFI-ODCE benchmark for the asset peer set
o apply best practices to provide competitive market asset quality
• oversee asset management activities, including various development, renovation and leasing projects for the Fund
• provide guidance on property-level hold/sell strategies in line with fund-level strategies (top down) as well as asset-specific factors (bottom up)
• maintain key joint venture partner relationships
• perform necessary approvals for property-level budget process and major capital and leasing decisions
• experience in multifamily, office, retail and industrial assets in the US

Transactions
• provide investment direction and assess accretive total return potential of new investments sourced by the Transactions Team
• actively manage the Fund’s disposition program to meet portfolio strategy goals, including the sale of underperforming assets, and those where future required capital is not expected to provide a sufficient incremental return
• oversee financing related projects for the Fund, in line with its leverage strategy, including new debt placements, re-financings and debt payoffs
• perform asset and market inspections as needed for potential new transactions
