Real Estate Transaction:

  • Acts as the principal contact and advisor support for office lease acquisitions, disposals, extensions, terminations and property surplus activity for business units.
  • Support ongoing communication with key business stakeholders to realize the actual business demands via verbal and written updates and reports.
  • Negotiating business terms and conditions related to leases directly with landlords as required.
  • Managing broker and landlord relationships, fully understand the rental market, provide portfolio analysis to support business planning and workload management, ensuring transactional activity compliance with Ingersoll Rand Real Estate Leasing policy.
  • Assist SBU to complete the Real Estate Request form filling and go through the online Expenditure Authorization Systems (EASy) approval process.
  • Working with the AP EHS team, monitor and ensure Environmental Health& Safety (EHS) compliance on all warehouse leasing locations.
  • Engaging Corporate legal counsel to review lease documentation and ensuring that lease terms and conditions are reflected in the agreements
  • Assist with strategic planning and tactical execution for real estate projects with identifying potential cost savings/ business synergies across the business.
  • Update the transaction process information, tracing and collect the relevant lease contracts, make International Lease Abstract (ILA), regularly report the progress to Global Real Estate team.

Facility Maintenance:

  • Ensure the office space allocation meet the business expectations, and responsible for the facility daily maintenance.
  • Support the renovation projects, including the space layout drawing, the bidding process, and the vendor’s quotation comparison, etc. Setup and monitor the construction schedule, ensure quality align with the business objective.

Requirements:

  • Bachelor degree and above
  • 3-5 years real estate and office management working experience in multinational environment
  • Commitment to excellence
  • High level of team spirit
  • Good project management skills
  • Strong communication skills and can work under pressure
  • Fluent English
  • Excellent in MS Office Applications, especially requirement for good Excel skills
