The Sr Building Maintenance Technician is responsible for the maintenance and repair of facilities equipment throughout the site. The incumbent will also be responsible to operate high and low pressure boilers that produce steam or high-temperature water in accordance with New Jersey State Law governing the operation and regulation of boilers, pressure vessels, and refrigeration plants. The mechanic fires boilers, observes and interprets readings on gauges, meters and charts which register various aspects of boiler operation, adjusts controls to ensure safe and efficient boiler operation and to meet demands for steam or high-temperature water. The operator will also maintain a log in which various aspects of the boiler operation are recorded; clean, oil, make minor repairs or assist in repair to boiler room equipment; and following recommended methods, treat boiler water with chemicals and analyze boiler water for such things as acidity, causticity, and alkalinity. The operator is also responsible for the monitoring and changing of production gasses (O2, CO2 and N2) and liquids (LN2) on site.
Work on assignments that are complex in nature and where considerable judgment and initiative is required. Requires experience in troubleshooting and making repairs and recommendations based off of maintenance best practices. Requires experience in electrical, controls and mechanical systems to include operation/inspection of high and low pressure boilers. Maintains chemical balance in boiler water by adding treatment chemicals to boiler feed water tanks to maintain good chemical balance. Ability to read, write and utilize complicated equipment and process drawings. Ability to use mathematics, formulas, handbooks and a variety of precision measuring instruments. May determine methods and procedures on new assignments and may provide guidance to other employees as required or requested. Must be able to use a variety of computerized systems and software tools to complete tasks. Performs rounds, inspections and maintains log books as required.
What Will You Do?
- Operate and complete routine and preventive maintenance of boilers, water conditioning and associated equipment.
- Operate and maintain plant utility equipment including steam boiler, water systems, and pumps.
- Maintains various auxiliary equipment including circulating pumps, humidifiers and air compressors.
- Accountable for all necessary checks, meter readings, tests, inspections and adjustments of boilers assuring efficient and safe operation.
- Complete all necessary regulatory paperwork and maintains required facility's records.
- Ensure that the site is in compliance with all federal, state and local environmental rules, codes and regulations pertaining to the operation of high and low pressure boilers.
- Cooperate and receive direction from commercial water treatment representative designated by management.
- Monitors and changes production gasses and liquids.
- Keep a safe, clean and orderly work area.
- Responsible to fire boilers and daily blow down and daily boiler water testing.
- Perform chemical analysis of boiler make-up water and record daily.
- Use electrical tools, testing equipment and manuals.
- Follows verbal instructions.
- Maintain operating logs and other data as required.
- Complete all assignments in a timely manner and in compliance with all cGMP’s and SOP’s.
- Complete preventative and planned maintenance work as scheduled.
- Record all work completed per appropriate procedures.
- Complete all required training including GMP and Safety training.
- Comply with GMP requirements and SOP’s.
- Respond to site alarms including fire, security, environmental, and equipment. Communicate with department management and mechanics of status of alarms, equipment, and condition of facilities.
- Maintain high level of attendance.
- This position requires the ability to work rotating 12-hour shifts, which includes weekends, overnight and holiday hours.
How Will You Get There?
- New Jersey Black Seal High Pressure Boiler Operator license preferred.
- Some experience in walk-in boxes
- Universal Refrigeration License preferred
- Must be able to trouble shoot HVAC units
- Able to read blue prints and wiring schematics
- Prior experience in a GMP or other regulated environment is preferred.
- Requires 3 to 5 years of experience in a regulated manufacturing environment.
- The ability to operate a computerized Building Management System (BMS) (i.e. Honeywell EBi) is preferred
Other Job Requirements:
- Adhere to OHS policies and procedures and ensure a safe and healthy workplace environment
- Computer skills required (Word, Excel, Outlook, etc.)
- Ability to record accurate readings from instrumentation and analyze the readings.
- Must exercise good independent judgment when investigating equipment and alarms.
- A current valid New Jersey Black Seal High Pressure Boiler Operator license.
- Current driver’s license required.
