The function of provider steering position includes the management of the service requirements of Facility- and Energy Operations. The successful candidate is the interface between the occupier, facility management specialists and local service provider. The focus is on the delivery of the services in accordance to the specified requirements and actual needs of the employed service provider under consideration of the local legislation, standards and guidelines. The responsibility of the position covers facilities in Beijing and Shanghai and includes the technical facility services (TFS) and infrastructural facility services (IFS), but also the engagement in projects of real estate provision from the perspective of operations. The position is located at the R&D center Beijing and reports to the Head of Facility Management.
Description- Main point of contact for occupiers and the service provider.
- Development and implementation of FM & Energy concepts, internal standards and methods of soft services (janitorial, green plants, waste management), general services (reception, mailing, office supplies, etc.), and, hard services, i.e. preventive operations of buildings and equipment in order to ensure availability and quality for the occupier/user.
- Planning and steering of optimization and reconfiguration measures on Energy Management
- Optimization of FM & Energy processes by development of targets and following up of adherence thereof by the service provider as part of the quality insurance.
- Holistic approach to the analysis of all cost relevant processes of buildings and equipment throughout the life cycle. This includes the optimization of all processes involved in the operations of buildings.
- Planning and steering of optimization and reconfiguration measures, inspections, maintanance and replacement of technical equipment.
- Planning and target steering of opex and capex cost as well as the steering of engineers and external specialist providers.
- Planning and steering of technical inspections and equipment.
- Maintain familiarity with building codes, local regulations/standards and guidelines, and manage / work with external vendors.
- Lead projects that will include repairs, equipment upgrades, refits, and a comprehensive preventative maintenance program for all building equipment and systems.
- Space steering and seating arrangements to meet the occupier / user’s business needs, and carrying out necessary actions on space move, adding, and change via agreed process.
- Support planning & handover processes for new real estate provision and equipment installations.
- Maintain & nurture effective Communication with occupier / user.
- Apply proven communication, analytical, project management and problem solving skills in support of efficient & effective issue resolution.
- Liaison and manage the landlord for building equipment upgrading / replacements.
- Experience in the management of technical facilities with multiple stakeholders.
- Confident in the communication of technical concepts and solutions with senior management.
- Advanced written and verbal communication skills as proven through business application.
- Successfully completed degree in engineering (architecture, construction, facility management, building services or electrical engineering etc.) or equivalent or alternative comparable knowledge and qualification.
- Additional qualification in business administration or skills and qualification acquired by alternative means.
- Ability to travel within China. Very good ability to work as part of a team and communicate, confident self-presentation, good knowledge of MS Office and SAP/CAFM Systems.
- Systematic and structural way of working, strong analytical skills and ability to take the initiative in complex situations.
- Good knowledge of English required, German desired.
