Job Description

Head of Asset Management Area (AMA) Office Portfolio China

- Reports to Head of AM Hub CN &APJ

- Based in Beijing

- Full time position

Mission: Responsible for the entrepreneurial management of all office assets including external

lease business within Greater China with a focus on Siemens space and service requirements

within the existing portfolio including P+L responsibility. 

- Represent Asset Management Area as comprehensive service provider

- Conduct local Property Management, steer and guide Location Managers

- Be a reliable partner towards customers by applying fast and cost-efficient solutions

- Discuss and align space requirements with customer

- Align with customer on mid- and long-term real estate requirements, negotiate and

align net rent with customer 

- Steer FM/FS, ensure liaison to FM/FS services and contractors; conduct claim

management, evaluate and select vendors and service providers for FM/FS

- Implement saving measures

- Drive innovation and sustainability

- Ensure EHS Zero Harm Culture, compliance and adherence to processes

Key responsibilities 

Real Estate Management, Landlord Function and Value Creation

• Management of a bundle of office locations in China (Mainland), Hong Kong SAR and

Taiwan (China); P&L responsibility

• Drive business target setting for locations, performance controlling of locations

• Ensure legal ownership representation to local authorities and full adherence to local

statutory regulations and local laws 

• Management of real estate business according to SRE standards & processes

• Driving continuous improvement of real estate costs for internal customers

Market

• Overview of market developments, run market and location analyses ensuring to be in

the market with SRE locations

• Support location management in marketing activities and vacancy management

Maintenance

• Develop and steer local maintenance strategy; support location mgmt. in maintenance

project mgmt. Ensure adequate cost optimized maintenance over the RE lifecycle,

conduct maintenance planning, file applications and execute maintenance projects.

Ensure adherence to maintenance principles, guidelines and processes 

• Provide technical expertise to location management

FM/FS

• Drive service- and contract partners

• Steer FM/FS, ensure liaison to FM/FS services and contractors; conduct claim

management, evaluate and select vendors and service providers for FM/FS

Customer Relationship

• Represent SRE in SRE AM business towards the local Country and Customer

Management 

• Customer Relationship Management (predominantly internal) and senior contact

partner for all real estate related topics within the AMA 

Team Management and internal Collaboration 

• People Management, organization & development of the AMA

• Close cooperation & communication as well as regular reporting to AM Hub

• Support of the SRE verticals, e. g. Development & Projects (DP), Working Environment

(WE), Innovation-Technology-Sustainability (ITS)

Strategy

• Derive AMA real estate strategy in coordination with AM Hub and Development and

Project (DP) department, realization of measures according to the strategy 

• Initiate and draft AMA related Investment applications and coordinate with relevant

stakeholders

Innovation, EHS and Compliance

• Drive innovation and digitalization: foster a culture of innovation and help innovations

to quickly come through. Develop and implement digital solutions with clear benefits for

customers and operations 

• Provide EHS Management: Establish a Zero Harm Culture and ensure adherence to EHS

and sustainability principles, guidelines and processes. Conduct regular reviews 

• Provide Security Management: Establish lines and procedures for regular

communication and incident and crisis management, conduct local risk analysis and

develop security concepts

• Ensure Compliance to internal and external rules and laws

Required competencies

• Knowledge of Siemens business, organization, processes & internal customer

requirements 

• Knowledge in multiple Corporate Real Estate disciplines, e.g. Asset Management,

Property 

• Management, Facility Management, Procurement of Real Estate Services & Legal

aspects 

• Knowledge of real estate market of the countries within the AMA

• Basic knowledge in strategic real estate management, location concepts & real estate

• development

• Basic knowledge in Business Administration

• Strong customer orientation

• Excellent communication skills, social competency, international work experience &

intercultural sensitivity  

• Academic degree in engineering or other advanced real estate related technical degree

preferred 

• Several years of professional experience with full responsibility in real estate functions

• Fluent English language skills, Mandarin language skills a plus
